March: Letter from Palm Beach: Street of Dreams

Street of Dreams
Lisa and John Cregan

The Homes of Golfview Road Are Like the Children of Lake Wobegone, They’re All Above Average.
Or at least that seems to be the conclusion reached by the Palm Beach Preservation Foundation while contemplating this year’s prestigious Ballinger Award. The award is given annually to a renovation or restoration project that best exemplifies the town’s unique architectural character. Unable to choose a favorite from the lineup of beautiful homes on Golfview’s private, palm-lined block, the selection committee finally said, “Oh heck, all of them.”
Marjorie Merriweather Post must be beaming. She and her new husband, EF Hutton (yes, that EF Hutton), envisioned Golfview Road as a place to attract smart “young marrieds” like themselves. In 1921 they hired a rising young architect named Marion Sims Wyeth to build them their pre- Mar a Lago starter home, Hogarcito, at #17 Golfview and a friend did the same at #5. Pleased with the results, the Huttons commissioned Wyeth to design eight more “spec homes” on alternating lots down the north side of the block. The resulting streetscape is one of the most alluring in Palm Beach and six of the homes have been landmarked. The recent painstaking renovation of #16, La Claridad, gave the Preservation Foundation cause to create some fascinating background material on the block, including a video on its history as well as a walking tour of all the homes of Golfview. Enjoy!

Market Color: Psychology Today

There’s a clear line of connection between the two charts here.
As Days on Market have declined, potential sellers have become more and more encouraged to list their homes (note the upturn in New Listings below). Turning the tide are two factors, price (duh), and the prospect of a quick, painless sale. No one enjoys opening their home for showings. But if you could sell quickly, with a minimum of fuss – and get a price you hadn’t dreamed of two years ago– well, maybe it’s time.
We’d also point out that these numbers do not include the significant amount of activity occurring off-market and pre-listing. Tell us what you’re dreaming of, we will find it for you.
